Position Overview
Ultimate Staffing Services is actively seeking an experienced Lead Maintenance Technician to join a dynamic residential community in Santa Cruz, California. This full-time, direct hire position is perfect for a maintenance professional with a proven track record in handling apartment turnovers, plumbing, painting, appliance repairs, and general upkeep. The selected candidate will collaborate closely with property teams, residents, and vendors to maintain clean, safe, and well-maintained living environments.
Responsibilities
- Respond to resident service requests and perform repairs in a timely, professional manner.
- Complete make-readies for vacant units, including inspections, maintenance punch lists, vendor coordination, and final walkthroughs.
- Maintain proper inventory of tools and supplies; report reorder needs to supervisor.
- Perform preventive maintenance and document all service activity accurately.
- Ensure cleanliness of common areas through general upkeep, pressure-washing, and trash removal.
- Support cost-efficiency by prioritizing repairs over replacements when possible.
- Inspect vendor and contractor work for quality control and compliance.
- Participate in safety meetings and ensure OSHA compliance.
- Assist with regular property inspections and report issues to management.
Qualifications
- Professional Experience:
- 3+ years of hands-on maintenance experience in multifamily housing or a similar environment.
- Familiarity with standard residential appliances and systems (GE, Whirlpool, HVAC, washers/dryers, etc.).
- Experience with property management systems like Yardi or RealPage preferred.
- Ability to live on-site the property - 2 Bedroom Provided.
- Physical Requirements:
- Ability to stand, walk, stoop, bend, climb ladders, and work in confined spaces.
- Lift/move up to 25 lbs. independently and up to 50 lbs. with assistance.
- Comfortable working in both indoor and outdoor environments year-round.
- Flexibility to work on-call shifts, including evenings, weekends, and holidays.
- Valid driver's license and reliable transportation required for site-to-site travel.
Required Work Hours
Monday through Friday, first shift.
Benefits
